Maintenance

Every apartment is professionally painted, cleaned, and undergoes either a carpet/flooring replacement or a professional cleaning. Before receiving the keys, the Service Manager conducts a final walk-through to ensure everything is in order, followed by an additional walk-through by the management team to ensure that your new home is ready for you.

No. If permission to enter has been granted during your absence, then there is no problem with someone entering.

Our on-site maintenance team is available 8:30 AM to 5:30 PM for routine maintenance and 24 hours for emergency maintenance.

Submitting service requests is easy with the online resident portal! If you can't log in, contact the leasing office. For emergency or after-hours requests, call (757) 997-1301.

If you find yourself locked out of your home during business hours, kindly visit the leasing office with a valid proof of identity of residency. We will be able to assist you in gaining entry into your home. However, if it happens after business hours, you will need to sign an "After Hours Lock Out Acknowledgement Form" and bear the responsibility for a lock out service charge of $150.00.

Amenities

Parking is available for all residents. Detached garages can be rented for $150, and no parking decals are required.

Our pool season is from Memorial Day to Labor Day 8 AM to 8 PM. The decks and grill area are available 24 HRS.

Yes! We allow a maximum of 2 pets per apartment. Pet fees and breed restrictions apply.

Your apartment will feature stainless steel appliance package that includes a refrigerator, microwave, stove/oven, and dishwasher. We also provide you with a washer and dryer at no additional cost!

We do not offer furnished apartments. However, you can rent furniture through our partner, Cort Furniture at www.cort.com

Admin

We make every effort to respond to all applications within two business days. Once we receive all of your information, we will run a criminal and credit background check on each applicant. The results of the screening may take between two and five business days to be returned to our office.

You can conveniently pay your rent through our secure online resident portal. Additionally, we have partnered with Flex Pay to provide you the flexibility of splitting your monthly rental payments into smaller installments.

As a requirement, we ask all residents to maintain an active renter's insurance policy. You should provide a copy of the insurance policy to our leasing team before or on your move-in date. Failure to provide the policy will result in automatic enrollment in our liability waiver program with a monthly fee of $13.

Cox Communications will provide your Cable and Internet services. We will send you the Cox representatives' information with your lease agreement.

You may end your lease early by submitting a written notice of at least 60 days prior to the date you intend to move out. Additionally, you will be required to pay an early termination fee equivalent to two months' worth of rent.

Before moving in, please ensure that you contact Dominion Energy to initiate service in your name from the date your lease commences. Our staff will handle the setup for water and sewer before you move in. For townhome leaseholders, it is mandatory to set up water and sewer with the City of Williamsburg, gas with VA Natural Gas, and trash collection with Waste Management.

It is the responsibility of the resident to handle all utility-related matters.

We are in the James City County District. Sterling Manor is zoned for Matthew Whaley Elementary, Berkeley Middle School, and Lafayette High School.

Directions

If you are approaching our location from Interstate 64, take Exit 143 E. If you are driving around town, you can find us directly off of Richmond Road. Once on Richmond Road, turn onto New Hope Road and then onto Middle Street. We are located behind Movie Tavern.
